8 - annual gas fired equipment inspection on file; gas units equipped with automatic safety and/or 100% cut-off pilot
Regulation: 511-6-2-.15(5) - heating and fire safety-inspection
EHS observed no gas-fired equipment inspection available for view at the time of the inspection. The PIC indicated that she was of aware of an inspection that was performed last year. Based on the previous TA inspection, the last gas-fired equipment inspection was performed in March of 2025.
511-6-2-.15(5) - Heating and Fire Safety-Inspection All gas-fired equipment shall be inspected at least annually by a qualified licensed contractor or local fire authority, if available. Points to be inspected are proper construction and installation, malfunctions and adjustments of controls and burners, faulty heat exchangers and vent obstructions. Any defects found on inspection must be corrected by a qualified heating contractor prior to use of the equipment. Upon request, the operator shall provide evidence of inspection and/or correction of any deficiency
CA: EHS advised the PIC that the last gas-fired equipment inspection expired in March of 2025 and that a new inspection is required as soon as possible. Also informed them that a copy of the gas-fired equipment inspection should be stored locally, for view during TA inspections
27 - all furniture, waste receptacles, draperies, carpets; clean, and in good repair, considered the property of and furnished by the tourist accommodation
EHS observed the following:
- Rm 320: disagreeable odor
- Rm 235: disagreeable odor
- Rm 301: damage to room furniture (dresser)
511-6-2-.14(5) - Condition of Furnishings All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin.
CA: EHS advised the PIC that rooms should be treated to remove the noted odors and all furniture must remain in good standing

16 - toilet/lavatory/bathing facility fixtures and rooms clean and maintained; properly lighted, clearly marked, proper signage, and all in good repair
Regulation: 511-6-2-.08(4) - toilet facilities-cleaning and maintenance
EHS observed the following:
- Rm 236: bathroom ventilation fan is detaching from the ceiling and needs to be re-secured.
- Rm 301: the paint on the bathroom door is peeling
- Rm 140: large hole in the bathroom door
- Rm 235: bathroom tub is discolored/ stained, likely from wear
511-6-2-.08(4) - Toilet Facilities-Cleaning and Maintenance Toilet rooms and fixtures must be smooth and nonabsorbent and shall be kept clean and in good repair. Walls, floors, and ceilings shall be constructed of easily cleanable nonabsorbent materials and shall be kept clean and in good repair. While being used by tourists, every surface of a bathtub, shower, shower enclosure, toilet and lavatory, which may come in contact with a person’s body, must be sanitized each day, unless the guest has declined regular tourist room services. If a tourist declines regular tourist room services, the tourist accommodation facility must ensure that these surfaces are cleaned and sanitized at least once per week and between tourists.
CA: EHS advised the PIC that the bathroom's doors, ventilation fans, and tubs must be kept in good repair, increased routine maintenance should be performed to correct the observed violations
25 - floors, walls, ceilings, windows, doors clean, and in good repair; appropriate for location and operation
Regulation: 511-6-2-.14(1) - floors, walls, and ceilings
EHS observed the following:
- Rm 320: Cabinets/ drawers in kitchenette damaged (warped & exposed particle board); damaged to wall,
- Rm 301: damaged cabinets/ drawers in kitchenette (warped)
- Rm 235: Soiled walls in kitchenette - grease build-up
511-6-2-.14(1) - Floors, Walls, and Ceilings Floors, walls, ceilings. windows, doors and all other appurtenances shall be of sound construction, properly maintained in good repair and shall be kept clean. In all new constructed and extensively remodeled residential kitchens used in bed and breakfast inns, coved base molding may be required. Walls and ceilings in residential kitchens shall be easily cleanable and light colored.
CA: EHS advised the PIC that the walls and all other appurtenances must be kept in good repair; increased maintained should be performed to repair damaged items
