Observed hot water to exceed 120F in room 122,204,304,and 317.

RCA: In all new tourist accommodations, and where possible in existing tourist accommodations, hot water in all guest rooms shall not exceed 120F

Observed vents in the bathroom of rooms 114,226, and 304 not not be working at all.

RCA: In existing tourist accommodations permitted prior to the adoption of this rule, the current ventilation must prevent odor, mold, mildew, and moisture. All new or major renovation of a tourist accommodation will require mechanical ventilation to be installed to the outside of the building separate from heating and air-condition systems

Observed mattress cover pad with multiple stains and dark spots build up in Suite 122. 511-6-2-.14(6) - Bed, Bedding, and Linens Washable mattress pads or covers shall be used on all mattresses. Beds, mattresses, springs, slats, mattress pads, mattress and bed coverings, pillow and pillow covers shall be clean and free from vermin. Each bed shall be provided, as a minimum, with two sheets and one pillow and pillowcase. After each occupancy and upon the request of the occupant, sheets and pillowcases shall be changed with fresh laundered linens. During occupancy, linens shall be changed at a minimum frequency of not less than weekly

Observed Hole in mattress and sofa bed in room 218.

RCA: 511-6-2-.14(5) - Condition of Furnishings All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin

Observed chipped and peeling paint in tub of room 314. Observed peeling paint on wall near Air conditioning unit of room 126.

RCA: 511-6-2-.14(1) - Floors, Walls, and Ceilings Floors, walls, ceilings. windows, doors and all other appurtenances shall be of sound construction, properly maintained in good repair and shall be kept clean. In all new constructed and extensively remodeled residential kitchens used in bed and breakfast inns, coved base molding may be required. Walls and ceilings in residential kitchens shall be easily cleanable and light colored

Observed staining on mattress protectors in all rooms observed (218, 223, 312, 324). CA: PIC will attempt to treat staining, if it can't be treated they will be replaced

Observed hair, food debris, ear plugs and dust on mattresses/box springs in rooms 109, 224, 309 and 320. CA: PIC and housekeeper manager will ensure affected rooms will get re-cleaned as well as ensure hair and other debris are being completely removed when rooms are being cleaned
