27 - all furniture, waste receptacles, draperies, carpets; clean, and in good repair, considered the property of and furnished by the tourist accommodation
Regulation: 511-6-2-.14(5) - condition of furnishings
Observed food debris to be stuck on the curtain along the window. Also observed debris on the nightstand (room 155) and condensation stain from cup on the dresser in room 163. All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin. PIC to contact housekeeping to clear debris from the areas mentioned above
28 - beds, mattresses, mattress pads, springs, frames, pillows, and bed coverings clean; vermin free and in good condition; bed linen properly supplied, changed and laundered
Regulation: 511-6-2-.14(6) - bed, bedding, and linens
Observed staining on pillow covers (rooms 157 and 161). Observed debris between the sheets (room 155). Observed what appeared to be cigarette holes on comforter (room 161). Washable mattress pads or covers shall be used on all mattresses. Beds, mattresses, springs, slats, mattress pads, mattress and bed coverings, pillow and pillow covers shall be clean and free from vermin. Each bed shall be provided, as a minimum, with two sheets and one pillow and pillowcase. After each occupancy and upon the request of the occupant, sheets and pillowcases shall be changed with fresh laundered linens. During occupancy, linens shall be changed at a minimum frequency of not less than weekly. PIC to clean or replace pillow cover, comforters and sheets as needed
16 - toilet/lavatory/bathing facility fixtures and rooms clean and maintained; properly lighted, clearly marked, proper signage, and all in good repair
Regulation: 511-6-2-.08(4) - toilet facilities-cleaning and maintenance
Observed the concrete barrier, at the foot of the shower, in room 161, to not have a smooth cleanable surface. Also observed browns stains on the lower half of the shower curtains in rooms 155 and 157. 511-6-2-.08(4) - Toilet Facilities-Cleaning and Maintenance Toilet rooms and fixtures must be smooth and nonabsorbent and shall be kept clean and in good repair. Walls, floors, and ceilings shall be constructed of easily cleanable nonabsorbent materials and shall be kept clean and in good repair. While being used by tourists, every surface of a bathtub, shower, shower enclosure, toilet and lavatory, which may come in contact with a person’s body, must be sanitized each day, unless the guest has declined regular tourist room services. If a tourist declines regular tourist room services, the tourist accommodation facility must ensure that these surfaces are cleaned and sanitized at least once per week and between tourists. PIC to replace the shower curtains and seal the concrete barrier to ensure that it is smooth and easily cleanable
17 - proper ventilation; no sign of mold, mildew, odors or moisture
Regulation: 511-6-2-.08(5) - toilet and bathing ventilation
Upon entering room 155, there was an objectional odor lingering. The layout of the room allows the vent, in the restroom, to circulate air throughout the entire room. Toilet, lavatory and bathing facilities shall be mechanically ventilated. Where ventilation ducts are used, ducts from toilet rooms shall not be connected into return ventilation ducts to any other room. In existing tourist accommodations permitted prior to the adoption of this rule, the current ventilation must prevent odor, mold, mildew, and moisture. All new or major renovation of a tourist accommodation will require mechanical ventilation to be installed to the outside of the building separate from heating and air-condition systems. PIC to implement procedures that eliminate the objectional odors between guest stays
18 - toilet tissue and soap provided; soap individually wrapped or properly dispensed

Observed toilet paper to not be in a dispenser in rooms 155 and 157, due to dispenser being missing. 511-6-2-.08(9) - Toilet Tissue Available Toilet tissue shall be provided in a dispenser at each toilet at all times. PIC stated that guests removed the dispenser and they are working on replacing them
22 - approved leak proof containers covered, in proper location, clean, and maintained; collection adequate
Regulation: 511-6-2-.12(3) - garbage and refuse container cleaning
Observed heavy harborage conditions of discarded furniture items/bedding, inside and around the dumpster enclosure. Adequate cleaning facilities shall be provided and each garbage or recycling storage room, enclosure, or container shall be thoroughly cleaned after the emptying or removal of refuse or garbage. Areas surrounding these rooms, enclosures, and containers shall be kept clean and orderly. Liquid waste resulting from the cleaning of containers shall be disposed of as sewage. PIC to contact appropriate personnel to clean refuse, in and around the enclosure, to prevent harborage conditions
25 - floors, walls, ceilings, windows, doors clean, and in good repair; appropriate for location and operation

Observed a hole in the wall, around the restroom vent, in room 157, observed a hole in the restroom vent cover in room 161. Also observed holes in the wall where the toilet paper dispenser was dislodged, in rooms 155 and 157. Observed room 161 to have debris (rose petal) and also observed debris (food crumbs and plastic utensil wrapper) on the floor in room 163. Floors, walls, ceilings. windows, doors and all other appurtenances shall be of sound construction, properly maintained in good repair and shall be kept clean. In all new constructed and extensively remodeled residential kitchens used in bed and breakfast inns, coved base molding may be required. Walls and ceilings in residential kitchens shall be easily cleanable and light colored. PIC to contact housekeeping to sweep the floors in the rooms mentioned above
35 - electrical work and materials in compliance; grounded and weatherproof outlets, properly located power lines
Regulation: 511-6-2-.18(6) - eletrical supply
Observed electrical wires to be exposed around the light fixture in the restroom area (room 157). Grounded and weather-proof electrical outlets supplying at least one-hundred- fifteen volts shall be provided at each trailer space. Power lines shall be located underground or suspended at least eighteen feet above ground. All electrical work and materials shall comply with the applicable International Electrical Code with Georgia Amendments and local laws, ordinances, or regulations. PIC to contact maintenance to cover exposed wires at the light fixture
