3 - hot/cold running water under pressure in all required locations of tourist accommodation
Regulation: 511-6-2-.07(2) - hot water supply
Observed the hot water to exceed 120F in all rooms inspected except room 113.
RCA: In all new tourist accommodations, and where possible in existing tourist accommodations, hot water in all guest rooms shall not exceed 120F
6 - premises free of pests and rodents; pesticide applied in accordance with laws, rules, and label
Regulation: 511-6-2-.13(1) - insect and rodent control
Observed live insect to be between adjoining doors of room 202-203.
Observed live insects to be in cabinet drawer of room 239.
Observed dead insects to be in cabinet drawer of room 134.
Observed live insect run under dresser in room 118.
PIC provided evidence of pest control records with the most recent treatment on 4/3/2026.
RCA: Effective and appropriate measures shall be taken to eliminate the presence of rodents and flies, roaches, bed bugs, and other insects on the premises. The premises shall be kept in such condition as to prevent the attraction, harborage or feeding of insects or rodent
8 - annual gas fired equipment inspection on file; gas units equipped with automatic safety and/or 100% cut-off pilot
Regulation: 511-6-2-.15(5) - heating and fire safety-inspection
Facility PIC unable to provide proof of annual gas fired equipment inspection.
RCA: All gas-fired equipment shall be inspected at least annually by a qualified licensed contractor or local fire authority, if available. Points to be inspected are proper construction and installation, malfunctions and adjustments of controls and burners, faulty heat exchangers and vent obstructions. Any defects found on inspection must be corrected by a qualified heating contractor prior to use of the equipment. Upon request, the operator shall provide evidence of inspection and/or correction of any deficiency
27 - all furniture, waste receptacles, draperies, carpets; clean, and in good repair, considered the property of and furnished by the tourist accommodation
Regulation: 511-6-2-.14(5) - condition of furnishings
Observed an excess amount of loose hair to be under the cushion of the sitting chair room 109. Observed multiple food items to still be inside the refrigerator in room 109. Observed a lighter to still be inside of a dresser drawer in room 134. Observed a dirty coffee filter to still be inside of the coffee machine in room 134.
RCA: All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin
28 - beds, mattresses, mattress pads, springs, frames, pillows, and bed coverings clean; vermin free and in good condition; bed linen properly supplied, changed and laundered
Regulation: 511-6-2-.14(6) - bed, bedding, and linens
Observed the mattresses to be stained in rooms 118, 131, 239, and 134. Observed box spring to be stained in rooms 149 and 231. Observed several cigarette burn holes in mattress of rooms 125, 149, 242 and 225.
RCA: Beds, mattresses, springs, slats, mattress pads, mattress and bed coverings, pillow and pillow covers shall be clean and free from vermin
17 - proper ventilation; no sign of mold, mildew, odors or moisture
Regulation: 511-6-2-.08(5) - toilet and bathing ventilation
Observed the bathroom ventilation fans to not be operable in all rooms inspected except room 202.
RCA: Toilet, lavatory and bathing facilities shall be mechanically ventilated. Current ventilation must prevent odor, mold, mildew, and moisture
31 - barrier adequate, gate locked, and installed properly; warning sign posted, procedures and log maintained
Regulation: 511-6-2-.16(2) - swimming pool barrier
Observed the access gates leading into the pool enclosure to be opened. Observed the doors leading into the pool enclosure to be unlocked.
RCA: If a swimming pool or spa at a bed and breakfast inn cannot comply with applicable regulations, then it must be enclosed with a fence at least four feet in height with a locked gate. In such case, guests shall not be allowed to use swimming pool or spa
30 - complies with all applicable regulations, permitted, approved operation
Regulation: 511-6-2-.16(1) - swimming pool in compliance with rules
Observed the facility to not be maintaining the pool permit. Observed the pool facility to not be in compliance with all applicable regulations.
RCA: Regulations of the Department and/ county in which govern the design, construction, operation and maintenance of swimming pools or spas shall apply to pools and spas operated in conjunction with a tourist accommodation
